New Build Advisory was founded by Keith Miller, who draws on 25+ years of experience in the new home world, custom building, volume homes, real estate and property development. Over that time, one thing became very clear. The smoothest building journeys rarely come down to the biggest budgets or the fanciest homes. They came from preparation, and and choosing the right builder early on.
Unfortunately, most families begin their building journey the same way, Weekends are spent walking through display villages, dragging the kids from one perfectly styled home to the next. Many people end up choosing a builder simply because they fall in love with a display home.
They pay money in good faith, usually to an inexperienced sales person, without fully understanding whats included, the hidden costs or the misaligned expectations that quickly turn and exciting project into a stressful journey.
That’s why Keith created New Build Advisory: To act as an independent Builder Broker and advisor for new home clients. We connect and guide home owners across the Sunshine Coast, Brisbane and Gympie with trusted, vetted builders who suit their project, budget and vision. Our services include builder broker, block feasibility, and one on one expert build consultations.

Step back before signing
Builders are incredibly good at what they do — and nothing inside a display home is there by chance. The lighting, the styling, the music, even the scent in the air — it’s all carefully designed to make you feel inspired. And it works.
Then come the promotions: “$100,000 worth of upgrades for $5,000.” Deep down we all know nothing is really free, but when you’re standing in a beautiful home imagining your future there, it’s easy to get caught up in the moment.
The problem is that excitement leads to people committing to the wrong builder, at the wrong time, before they fully understand their budget, their land, or how different builders actually operate.
That’s why we exist
Our role is to slow the process down, bring clarity to the decisions that matter most, and help you truly understand your project before choosing a builder. Then, once everything is aligned, we connect you with builders who genuinely suit your project, your budget and the way you want to build.
