  • We work with clients and align them with the right builder. Our role is to help you understand your project, align your budget and expectations, and then introduce you to a builder that genuinely suits your build. Think of it as having an experienced industry advisor in your corner before get into trouble.

  • There is no cost to you for using New Build Advisory. Our service is funded by the builders we work with, who pay an introduction fee if a client proceeds to contract.

  • Independence is central to how we operate. We only introduce builders who genuinely suit the project, and we work with a limited panel rather than sending clients everywhere. Our reputation depends on making the right match — not pushing a particular builder.

  • You absolutely can. However most people head to the local display village, fall in love with a home and that’s 100% the wrong way to pick a builder. Clients don’t fully understand their budget, their land constraints, or the type of builder that best suits their project. That’s where misalignment often starts. Our role is to help you understand the bigger picture before making that decision.

  • No. We work with a carefully selected group of builders who meet our standards and operate within the areas we service. The focus is always on matching the right builder to the right project.

  • New Build Advisory currently operates across South East Queensland, including: Sunshine Coast, North Brisbane, Gympie and surrounding regions.

  • No. We operate in the pre-contract stage. Once you are introduced to a builder, you work directly with them through their normal design and construction process. We remain available if guidance is helpful, but we do not interfere with the builder’s process.

  • We look at several factors including: The type of project you are planning; Your budget and expectations; Your land and site conditions; The builder’s experience and workflow. The goal is always alignment.

  • That’s very common. Many people reach out after they’ve already visited display homes or had a few early conversations with builders. The important thing is that no contracts have been signed yet.

One of the most common questions we are asked is how we select our builders.
Builders must demonstrate clear documentation, defined decision points, a structured build process and strong systems lead to predictable outcomes.

We avoid builders who price on unrealistic allowances, heavy front-end discounting, deferred cost discussions, hidden costs and little transparency. We have a very strict selection process as follows.

A consistent build history.
Demonstrated delivery capability.

How builders price homes.
How they clearly identify allowances and assumptions.
Do they discuss site costs openly and honestly.
