Gympie · A regional city with a character of its ownWhy Gympie?
Start with the numbers.
A regional location to investigate, with established services, housing infrastructure investment and a record of property-market growth.
Gympie’s completed bypass, water infrastructure program and community facilities provide useful context for buyers. The wider council area recorded 2.0% population growth in the year to June 2025. These are reasons to research the area—not a forecast of investment returns. [2,3,9]
For an investor, the next step is to compare the exact property: total purchase and building costs, a current local rental appraisal, likely tenant needs, insurance and ongoing expenses.
Market sources & definitions ↓These are suburb-wide house-market indicators, not new-build package prices or a rental appraisal for a particular home. Median means the middle observation, not the arithmetic average.
One year, five years and the longer view.

Annualised typical-price growth

The measures above use different data series and end dates. Sale-price medians, median values and modelled typical prices are not interchangeable. The five-year percentage is a total gain; the ten-year figure is an annualised rate, not a total gain. The regional figure covers a larger area and should not be treated as a continuation of the suburb series.
Sources, dates and what these figures mean
Market information checked 28 October 2026. Figures are historical snapshots and will need refreshing before publication. A median or modelled market value is not a valuation of your property, and gross yield excludes vacancy, management, maintenance, insurance, rates, finance and other costs. Obtain current property-specific rental and cost evidence. Historical growth does not guarantee future performance.

Roads, water and community facilities are part of the bigger picture. Here are verified projects worth understanding before you buy.
Status reviewed 28 October 2026. Funding announcements are not completion guarantees. Projects do not establish when any particular estate will title or a home will be ready.
Gympie Bypass
The 26 km, four-lane road connects Woondum and Curra, taking through-traffic around Gympie. It forms part of the Bruce Highway Cooroy-to-Curra program. [3]
For buyers: compare the route from your actual address to an interchange. Don’t assume the same commute from every estate.
View the TMR project information ↗Water infrastructure for future housing
Queensland confirmed more than $66 million for phase 2 of the Gympie Water Treatment Plant upgrade in August 2026, following earlier infrastructure funding. Council reported work underway on the Jones Hill sediment tank upgrade. [9]
For buyers: this supports infrastructure capacity. Confirm servicing, approvals and title timing separately for your lot.

Council’s June update reported site establishment complete and internal works underway. An additional $11 million federal investment was announced in August to support restoration and reopening of the community and cultural venue. [10]

A good location is only one part of a good building decision.
- Start with your daily life. Check schools, work routes, services and mobile or internet availability at the address.
- Investigate the land. Ask about slope, soil, drainage, flood and other relevant planning overlays before settling on a design.
- Compare the complete package. Clarify site works, retaining, driveway, fencing, landscaping and any items outside the advertised price.
- Understand timing. Land registration, approvals, finance and the builder’s program can each affect your move.
- Check design suitability. Confirm setbacks, estate covenants, easements and whether the proposed home fits the actual lot.
- Identify the likely tenant. Consider the home’s layout and access to schools, services and employment destinations.
- Obtain current rental evidence. Ask a local property manager for a written appraisal and comparable leased properties.
- Allow for holding costs. Consider insurance, rates, management, maintenance, vacancy and finance costs alongside rent. [12]
- Check competing supply. Ask what similar homes may reach the rental market around the same time.
- Review the exact property. Investigate site costs, flood exposure, servicing and the time before it can earn rent.

Building in Gympie,
explained simply.
How much is a house and land package in Gympie?
It depends on the lot, home design, site requirements and inclusions. Use our Gympie catalogue filter to view advertised options, then request a current package-specific price and written inclusions. This guide does not publish a starting price that can become out of date.
Is Gympie suitable for an investment property?
Suitability depends on your circumstances and the exact property. Compare current rental evidence, total costs, competing supply and site-specific risks. Infrastructure and regional population figures are background context, not a recommendation or a guarantee of returns.
Do I need to check flood mapping before buying land?
Yes. Check council’s current property information, including relevant flood mapping and planning overlays, and discuss the results with your builder and appropriate advisers. Requirements vary by address and proposed building work. [11]
Can NBA help if I already have a block?
Yes. Tell our team where your land is, your budget and the home you have in mind. We can help explore a suitable builder. Builder Alignment is free for clients; NBA receives a builder introduction fee if you proceed to contract. Optional paid advice is separate.
Are new infrastructure projects already finished?
Some are; others are still in delivery. The Gympie Bypass is completed. The water program and Civic Centre renewal have their own stages and timeframes. Use the official project links above for updates, and confirm your estate’s approvals, services and registration separately.
Where can I check schools and local amenities?
Use Queensland’s EdMap for state school catchments, confirm enrolment requirements with each school, and explore the map above for local destinations. Visit your preferred area at the times you would normally travel. [6]
