City convenience. Local character.

Find the setting
that fits your life.

Toowoomba offers city neighbourhoods alongside surrounding communities such as Highfields and Westbrook. Start with the location that works for your daily routine. [1]

This guide focuses on the city and nearby communities within the wider Toowoomba Region. The council area is much broader than Toowoomba City suburb; regional figures should not be treated as suburb or estate results.

Compare the actual land, home design and access to services. A house and land package can look similar on paper yet differ in slope, siteworks, inclusions, registration timing and ongoing costs.

An established service centre

Toowoomba Hospital, UniSQ and city shopping provide useful reference points for a location search. Confirm the route from each property. [4,7,14]

Parkland and local identity

Queens Park and Picnic Point are established places to explore. Your neighbourhood's own parks, footpaths and everyday services matter just as much. [2,3]

A property-first investment decision

Consider which tenants the home would suit, competing rentals, new supply and full ownership costs. A major project does not guarantee demand for every location or design.

Find your bearings

A region to explore.
A neighbourhood to choose.

Use the map to compare places, then check the individual address. No travel time or estate boundary is implied.

Toowoomba city neighbourhoods

Compare access to the centre, hospital, university and established parks. An infill block may need different design, demolition or servicing checks from a new estate lot. [2,4,7,14]

Highfields

Investigate the individual neighbourhood and your route into Toowoomba. Separate existing facilities from the adopted Central Highfields vision, and allow for current road construction. [10,11]

Westbrook & nearby communities

Explore the community in person and test your school, shopping and work trips. Bus services are listed within Translink's Toowoomba service area, but routes and frequency need an address-specific check. [1,6]

Everyday life

Build around your routine.

Look at the things you need today as carefully as the changes proposed for tomorrow.

01 / LEARNING & CARE

Services with local roots.

UniSQ has a Toowoomba campus. Check school catchments using the exact address in EdMap, then confirm enrolment requirements with the school. Childcare availability must be checked directly. [4,5]

The existing Toowoomba Hospital is on Pechey Street. The new hospital at Baillie Henderson is a separate project under construction, not an already-open replacement. [7,8]

02 / SHOPPING & CONNECTIONS

Make convenience specific.

Grand Central is an established city shopping destination at Margaret and Dent streets. Compare the everyday supermarket, medical and childcare options closer to the property as well. [14]

Translink's Toowoomba service area includes Highfields, Crows Nest and Westbrook. Check your actual stops, timetable and transfers; do not assume a metropolitan-style service frequency. [6]

03 / OUTDOORS

A city of gardens and outlooks.

Queens Park offers gardens, open space and recreation. Picnic Point provides an established escarpment lookout and parkland setting. [2,3]

Visit during the week and at weekends. Check which parks and paths are convenient from your proposed home, and current access conditions before heading out.

New Toowoomba Hospital

Darling Downs Health is building the new hospital at the Baillie Henderson campus. Its published program schedules Stage 1 for 2029; the August 2026 update reports main-building construction and heritage revitalisation work. [8,9]

For a home or investment decision, assess today's services separately from future capacity and construction-related activity.

Central Highfields

Council adopted a masterplan setting out a vision for the area's centre, including uses such as retail, offices, housing and parkland. An adopted vision does not mean every proposed facility is funded, built or open. [10]

Common questions

Building in Toowoomba,
explained simply.

Does this guide cover only Toowoomba City suburb?

No. It introduces the city and nearby communities including Highfields and Westbrook. These sit within a much larger council region. Compare individual areas and addresses rather than applying a regional description to every property.

Is the new Toowoomba Hospital already open?

No. Darling Downs Health identifies the new hospital at Baillie Henderson as a construction project with Stage 1 scheduled for 2029. The existing Toowoomba Hospital is on Pechey Street. Check current health-service information directly. [7,8,9]

Are all Central Highfields facilities already delivered?

No. The adopted masterplan describes a future vision. Confirm the delivery status of any facility that matters to your decision, and check current roadwork notices separately. [10,11]

Do I need flood and site checks in Toowoomba?

Yes. Risk and building requirements are property-specific. Use council flood mapping and the planning scheme, then obtain advice on the actual lot, drainage, soil, slope and insurance. [12,13]

Are Toowoomba house and land packages available now?

Ask NBA to confirm current options, prices, land status and inclusions. This guide is location information and does not represent a live stock list. Do not rely on a generic image or regional price as a package offer.

Can I use a regional rent figure to assess a package?

A regional or suburb rent figure is not a rental appraisal for a particular home. Obtain a current local appraisal for the design and address, compare expenses and competing supply, and seek independent advice.
